We scored twelve Dubai luxury developers on machine-readability. Emaar leads. Three score zero.
The buyer is in London at 3 a.m. Gulf time, asking an assistant which Dubai developer to trust with a seven-figure off-plan deposit. We scored twelve developers and brokerages on five machine-checkable signals. The leader is who you would expect. The zeroes are not.

The 3 a.m. Gulf-time search
Off-plan property is sold across time zones: a buyer in London, a buyer in Mumbai, a buyer in Lagos, each researching at an hour when no sales gallery is open. They ask an assistant: “is [developer] reliable,” “what is the payment plan,” “who handles the title deed.” The assistant reads what it can. In a market that runs on confidence, machine-readability is not a nice-to-have — it is the first impression.
How we scored it
Five signals, one point each except llms.txt, which earns two: homepage reachable (+1), ≥800 words readable without JavaScript (+1), JSON-LD present (+1), robots.txt names at least one AI crawler (+1), llms.txt served as plain text (+2). Maximum six. Collected September 8, 2026, single vantage point, honest user-agent. Full methodology and raw data: the study.
Emaar leads, by design
Emaar is the only firm to combine all five signals — a reachable, readable homepage (852 words without JavaScript), schema, a robots.txt that deliberately names AI crawlers, and a hand-written llms.txt. The market leader chose to be readable. In every sector we have measured, that combination is rare. Here it is the biggest brand doing the rarest thing.
Three big names score zero
Azizi Developments, DAMAC and Select Group all score zero — and it is a door problem, not a content problem. DAMAC returned 403 to a plain reader; Azizi Developments rate-limited us; Select Group was unreachable from our vantage point. To be clear: bot management is a legitimate choice, and our datacenter reader is not a residential browser. But the consequence stands — a buyer asking an assistant for the best Dubai developers cannot have these three read by the machine, whatever their campaigns say.
What this means for a developer or brokerage
The gap is wide open: the three names an assistant can actually quote today are the ones that decided to be readable. A developer or brokerage that ships plain-language answers — payment plans, escrow, handover timelines, who is behind the project — on a fast, machine-readable site will be the name the assistant gives next quarter. In a market this loud, the quiet, verifiable page is the loudest thing in the room.
What is the Dubai Luxury AI Visibility Index?
Our score of twelve Dubai luxury developers and brokerages on five machine-checkable signals: reachability, no-JavaScript readability, schema, robots.txt AI policy and llms.txt. Maximum score is six.
Why does DAMAC score zero?
Because a plain reader received HTTP 403 on its homepage and robots.txt from our vantage point. That is a closed door to the non-browser readers that feed AI answers — which is exactly the risk the index measures.
Is this a ranking of the developers?
No. It is an index of machine-readability, not a judgment of the companies or their properties. None of the firms is a client, and none was consulted.
Can you help a developer improve its score?
Yes — that is the point of publishing it. The Machine Door Audit shows a developer exactly what a machine sees at their door today, founder-run, 48 hours.
